Report: An online PDF report will be provided by the inspector within 24 -36 hours of the inspection. Portico uses the " Horizon Report " system. The report will provide a list of the defects found and photographs that will clarify any of the inspector’s concerns. Suggestions including tips for maintenance and repairs as well as safety issues or concerns, may be included in the report.
All houses have at least a few deficiencies that need attention over time, but some issues are of more immediate concern and need to be prioritized and explained to the buyer. Everyone who is buying a home is faced with questions and concerns. How long will the mechanical equipment last before it needs replacement? Are there deficiencies that can’t be overlooked? What kind of budgeting do we need to be prepared for? Are there safety issues or hazards? Am I stepping into something I can’t afford?
At Portico Home Inspections the house and its systems are all inspected, information is gathered, deficiencies are identified and put it into a report that helps you to make decisions and understand what you are looking at. Common questions such as: is the deficiency important enough to need repair immediately or, at a later date? Compared to other issues or deficiencies in the house is it a priority or does it even matter at the present time. The report concentrates on defects, deficiencies , deterioration, and dangers.
Systems that are included as part of the home inspection : the Structural System, Exterior, Roof System, Plumbing System, Electrical System, Heating System, Air Conditioning, Interior, Insulation and Ventilation, Fireplaces and Solid Fuel Burning Appliances.
The home inspector uses a photo stick and generates a roof video which can be provided if requested.
